Q I am about to sell my flat but haven't done much to it recently, and have to admit it is starting to look very dated. Is it worthwhile getting a decorator in to paint it, and maybe even put in a new kitchen from a DIY store, or should I just try to sell it the way it is?
A "There are lots of buyers who say they want unmodernised flats they can make their own, but when they actually view them they are frightened off at the thought of the work involved," says Justin Bhoday of Kinleigh Folkard and Hayward's Kennington office.
"Imagine you are a buyer and ask yourself if you could live with your kitchen for a while. If the answer's yes, just clean it up and tidy it, but if it's beyond the pale, a cheap new DIY store kitchen is fine - though make sure it's installed and finished properly and the finish is as good as possible.
"As to decorating, by all means give the flat a new coat of paint as yellowing, nicotine coloured walls are very offputting. Also, don't forget the communal areas, as the first impressions are important. Make sure the front hall is tidy, the lights works, and consider putting up a couple of prints or a mirror on the wall to attracts the buyer's eye."
